Unlocking the interrelated performance benefits of
sustainable design
With its urban innovation and striking aesthetics, there is a lot to be said
about this new-era office, but its focus on sustainability is what truly
sets it apart in terms of functionality. With LED light source, occupancy
sensors, high energy-efficient office equipment and chillers, Arup
achieves 40% energy savings. Equipped with water fittings that are
WEPLS rated for efficiency assurance, potential water wastage is kept
to the minimum. Additionally, strategically located at a transit-oriented
development, the availability of various public transportation modes help
reduce Scope 3 emissions
No energy waste
To monitor energy usage, sub-meters are installed for each zone,
while Variable Air Volume (VAV) boxes with thermostats are utilised for
Air Handling Units (AHUs) to decrease airflow and conserve energy.
Meeting rooms and other specialised spaces are equipped with sensory
controls that can detect space utilisation and respond accordingly to
meet space demand. To address lighting requirements, lighting zoning
for different purposes is implemented, along with scheduling control to
turn the lighting on or off. In areas where lighting is required beyond the
scheduled period, localised override controls are incorporated. The use of
dimmers and occupancy sensors in general helps to minimise excessive
lighting. These energy-saving measures result in a 47.41% improvement in
the lighting power budget, achieving 4.99W/m . 2
Innovation at the forefront of design
Embracing technology and innovation in design, the team delivered
the project through an integrated Building Information Modelling (BIM)
approach, combining design and engineering into a cohesive whole.
Expanding innovation in sustainability, teleconferencing is implemented
with flexible work policy, while digital technology within Arup Global
is built on cloud based office systems. The design responds to Arup’s
regional Workplace Guidelines to steer the development of new
workplaces in Melbourne, Sydney, Singapore and now Kuala Lumpur.
