Not an ordinary industrial park
When Hap Seng Land embarked on its first industrial and
business park development, they wanted ‘a different concept’
– more than just a 20-acre assemblage of land for industrial
and commercial use. They wanted Hap Seng Business Park
to redefine the perception of industrial parks, especially at
Seksyen 23, Shah Alam, where industrial buildings were
ubiquitous.
With the growing e-commerce market and its associated
warehousing and logistics needs, the developer recognised the
immense potential of the industrial sector. Strategically located
near the Bukit Megawati roundabout, it had high visibility
while the project’s convenient highway access points promise
tenant appeal especially to MNCs. The surrounding traditional
warehouses and factories served as a point of departure
driving the innovative approach to embrace green.
The only Green Industrial Park in town
The vision was to establish a mixed typology of industrial
spaces that cater to a wide range of business needs such as
manufacturing, warehousing, showroom, workshop, central
kitchen, data center, and office, among others.
As a responsible developer, Hap Seng Land chose to create
a green industrial park, to promote resource efficiency and
circular economy practices. The aim was to embed industries
in society, drive shared economic opportunities and create
innovative avenues for responsible business activities that use
less energy and resources and contribute to lower carbon
footprints.
