Green tech for water and energy efficiency

Lighting in all blocks and streets is equipped with low-energy LEDs
while lifts use AC variable voltage drive motor and sleep mode feature
to optimise energy use. To promote water efficiency, Water Efficient
Product Labeling Scheme (WEPLS) rated sub-meters function to monitor
consumption and pre-empt leakages, while siphonic rainwater discharge
on the rooftops naturally increase drainage water volumes. Tapping into
natural resources, rainwater-harvesting system is used for landscape
       irrigation.

       Superior environmental management strategies
At the construction phase, energy, water consumption and construction
waste were monitored for efficient usage and disposal. Hi-tech IAQ
systems protected workers from construction dust and debris, while
ensuring building ventilation systems are free of pollution from
       construction residue.

       Harnessing the Wind

Keeping functionality in design, the building’s wind scoop promotes
natural ventilation and reduces the need for air-conditioning through
North-South oriented window openings at the non air-conditioned
       blocks.

       Increase the asset value
From the onset, the project was developed with energy and
environmental sustainability in mind. The project team integrated green
features into the design of the development, meeting sustainability
targets and resulting in long-term savings in energy consumption,
maintenance, and operational costs. The green factor has helped to
transform and elevate the image of the development, and facilitate the
Local Council’s effort to build an eco-friendly township. With the GreenRE
certification, Hap Seng Business Park is a much sought-after destination.
